Cancellation Policy

Payment Terms
The total cost of the booking is payable in full at the time of reservation. A booking is only confirmed once full payment has been received and accepted.

Cancellations by the Guest
All cancellations must be notified in writing (for example, by email) and will take effect from the date on which the notification is received.

Refunds will be issued in accordance with the following schedule:

• 21 days or more before the arrival date: 100% refund of the total booking cost
• 14 to 20 days before the arrival date: 50% refund of the total booking cost
• 7 to 13 days before the arrival date: 25% refund of the total booking cost
• Less than 7 days before the arrival date: No refund

No-Show
If the guest does not arrive on the scheduled arrival date and has not provided prior written notice of cancellation, the booking will be treated as cancelled with less than 7 days’ notice and no refund will be due.

Early Departure
No refunds will be given for any unused portion of the stay if the guest chooses to depart early.

Changes to Bookings
Requests to amend booking dates must be made in writing and are subject to availability and the owner’s agreement. Any approved changes may be treated as a cancellation and rebooking, and the above cancellation terms may apply.

Exceptional Circumstances
Any request for a refund outside the terms of this policy will be considered at the owner’s discretion. Guests are strongly advised to obtain appropriate travel insurance to cover cancellation, illness, or other unforeseen events.

Cancellation by the Owner
In the unlikely event that the property becomes unavailable due to circumstances beyond the owner’s control, the owner reserves the right to cancel the booking. In such cases, a full refund of all monies paid will be issued. The owner shall not be liable for any additional costs, expenses, or losses incurred by the guest (for example, travel or alternative accommodation costs).

Force Majeure
The owner shall not be in breach of this agreement or liable for failure to perform obligations where such failure results from events beyond reasonable control, including but not limited to acts of God, natural disasters, pandemics, government restrictions, or utility failures. In such cases, refunds or alternative arrangements may be offered at the owner’s discretion.
